Engineered vs. Solid Hardwood: Which Is Right for Your Home?

Here's the thing nobody tells you upfront: engineered hardwood is not always the cheaper option. At the budget and mid-range level, yes — it typically costs 15–25% less per square foot than solid hardwood of the same species. But premium wide-plank engineered European oak can actually cost more than domestic solid hardwood, while lasting a fraction as long. Meanwhile, the National Wood Flooring Association reports that solid hardwood refinishing returns 147% of project cost at resale — making solid floors one of the only home improvements that genuinely pays for itself and then some.

The point isn't that one is better than the other. It's that the wrong type for your specific situation costs you money, and both types can be the wrong choice depending on where in your home you're installing. Here's the direct answer before we go deeper: choose engineered hardwood for basements, concrete subfloors, kitchens, radiant heat systems, and any space with humidity fluctuations. Choose solid hardwood for above-grade dry rooms — living rooms, bedrooms, dining rooms — where you want a 100-year floor you can refinish throughout its life. And for bathrooms, laundry rooms, and high-moisture kitchens, consider a third option we'll cover at the end.

What Each Type Actually Is

Solid hardwood is a single piece of wood milled to 3/4" thick throughout. Oak, maple, hickory, walnut — each plank is 100% that species from surface to subfloor. It's installed nail-down only, over a wood subfloor, above grade. It expands and contracts significantly with humidity changes, and is genuinely sensitive to moisture and temperature swings.

Engineered hardwood has a real hardwood veneer on top — anywhere from 0.6mm on budget products to 6mm on premium ones — bonded to multiple layers of plywood or HDF in a cross-grain pattern. That cross-grain construction is what gives it dimensional stability: it resists expansion and contraction from humidity much better than solid. It can be installed floating, glued down, or nailed, over concrete, wood subfloors, and in radiant heat applications.

Both are 100% real wood. Both look identical once installed. The entire debate is about construction, performance, and where each type belongs.

The 5 Questions That Decide Which One You Need

Before comparing prices or species, answer these five questions. They'll determine the right choice faster than any comparison chart.

1. What's your subfloor?
Wood subfloor above grade → both types work. Concrete slab or below-grade → engineered only. Solid hardwood over concrete requires extensive subfloor preparation and still carries moisture risk that most installers advise against.

2. Is this room above or below grade?
Above grade (first floor and up) → both options are viable. Basement or below-grade → engineered only, with a moisture barrier.

3. Do you have radiant heat?
Radiant heating systems → engineered hardwood only. Solid hardwood reacts too dramatically to the heat and moisture differentials that radiant systems create, leading to gapping and cupping. Engineered's layered core handles the temperature variation without movement.

4. How long are you staying in this home?
Long-term or forever home → solid hardwood's 100-year lifespan and multiple refinishing cycles make it the better lifetime investment. Shorter stay or rental property → engineered's lower upfront cost and faster installation recoup faster.

5. What plank width do you want?
Wide plank (5" and above) → engineered is recommended. Wide solid planks expand and contract more dramatically across their width with humidity changes, increasing the risk of gapping and cupping. Engineered's dimensional stability handles wide planks significantly better.

The True Cost Comparison

Sticker price per square foot is the wrong number to focus on. Here's the complete picture:

Installed cost (materials + labor, 2026):

  • Engineered hardwood: $9–$20/sqft installed
  • Solid hardwood: $11–$25/sqft installed

At first glance, engineered looks cheaper. But factor in what happens over time. A solid hardwood floor installed properly can last 80–100 years. It can be refinished 4–6 times — each refinish at $3–$8/sqft every 10–15 years — looking brand new after each one. An engineered floor needs full replacement every 25–40 years, at the full installed cost again. Over 100 years, solid hardwood's total cost is often lower than two or three full engineered floor replacements.

This calculation changes if you're installing in a basement, over radiant heat, or in a space where solid hardwood simply can't go — at that point, engineered isn't competing on price, it's the only viable option.

Where Each Type Can (and Cannot) Go

Maintain indoor humidity between 35–55% in any room with either type of hardwood flooring — the range the EPA recommends for healthy indoor air quality, and the same range that minimizes seasonal wood movement regardless of which type you choose.

Refinishing Reality: The Number That Actually Matters

Both types can be refinished. But the difference in how many times is significant enough to factor into the purchase decision.

Solid hardwood can typically be refinished 4–6 times over its lifetime. Each refinish removes roughly 0.75–1mm of wood. With a standard 3/4" plank, there's plenty of material to work with across a century.

Engineered hardwood's refinishability depends entirely on veneer thickness — and this varies dramatically by product:

  • Under 1mm veneer — not refinishable at all. Budget products frequently fall here.
  • 1–2mm veneer — one light sand at most. Common in mid-range products.
  • 3–6mm veneer — one to two full refinishes. Premium and European products typically offer this.

The implication: a cheap engineered hardwood floor with a thin veneer that can never be refinished is a disposable floor. A premium engineered product with a 4mm+ veneer that can be refinished twice is a very different proposition. Always ask for the veneer thickness in millimeters before purchasing engineered hardwood. It's the single most important specification the product label rarely highlights.

The Acoustic Difference

This rarely appears in comparison guides but matters in daily life. Solid hardwood nailed directly to a subfloor has excellent acoustic density — sound travels through a mass of continuous wood and distributes evenly. Floating engineered floors have an air gap between the plank and subfloor that creates a hollow, slightly reverberant sound underfoot. In multi-story homes, open-plan spaces, and quiet bedrooms, this difference is noticeable.

If sound underfoot matters to you, a nail-down or glue-down engineered installation (no floating gap) closes this difference significantly. A quality underlayment under a floating floor also helps. But for the quietest, most solid-feeling floor, nail-down solid hardwood has the acoustic edge.

Is There a Third Option?

For bathrooms, laundry rooms, high-moisture kitchens, and busy family households with kids, pets, and daily spills, neither solid nor engineered hardwood is the best answer. Both are real wood — and both have limits with sustained water exposure.

Luxury vinyl plank is 100% waterproof throughout its construction, costs 30–50% less than comparable engineered hardwood, and is available in realistic wood looks that are genuinely difficult to distinguish from real wood. Wood-look tile goes further — it's completely impervious to water, cannot be scratched through to raw material, and can last indefinitely with basic maintenance. Neither option offers the refinishability or resale premium of real hardwood, but for the right application they're the more practical and honest choice.

The Verdict

Choose solid hardwood when:

  • Above-grade installation over a wood subfloor
  • You want a 100-year floor you can refinish throughout its life
  • You're in a dry, stable environment
  • Maximizing long-term resale value is a priority

Choose engineered hardwood when:

  • Installing over concrete, below grade, or in a basement
  • You have radiant floor heating
  • You want wide planks (5"+ width)
  • Humidity fluctuations are a concern in your region

Consider LVP or wood-look tile when:

  • Bathrooms, laundry rooms, or any high-moisture space
  • A household with significant water exposure risk
  • Budget is the primary constraint
